Purpose

Why obtain a dilapidation report

Commercial works may affect occupied premises, adjoining tenancies, shared areas and access routes. Recording their visible condition before the work starts creates a dated reference for the project team and property stakeholders. A clearly scoped report can support project documentation and informed discussion if questions about existing damage arise.

Typical commercial scopes

  • Offices and tenancy fit-outs
  • Retail and shopping premises
  • Hospitality venues
  • Education, health and aged-care premises
  • Existing common areas
  • Adjoining buildings and access routes

What we record

The agreed inspection may include accessible walls, floors, ceilings, doors, glazing, external finishes, wet-area surfaces and shared access areas. Visible cracking, damage, staining and deterioration are recorded where observed. Locations and inspection boundaries are defined so the reader can relate each observation to the property or area concerned.

Planning access and inspection

Provide the area schedule, property contacts, occupancy information and required dates. We agree entry arrangements, any induction or escort requirements, restricted spaces and included visits before the inspection. Unavailable areas are recorded, and additional visits are scoped separately.

What your report includes

  • Inspection details and an agreed property/area schedule
  • Dated photographic records
  • Location-based descriptions of observed conditions
  • Reporting methodology
  • Access limitations and uninspected areas
  • A PDF issued to the nominated recipients

Measurements can be included where appropriate and within the agreed method. The quoted scope defines the deliverable.

Why BuiltPoint

BuiltPoint brings 30 plus years of construction and senior project management experience to the reporting process. We focus on clear inspection boundaries, practical coordination, organised photographic observations and report dates agreed around your programme.

Fees and report timing

Fees reflect the properties, areas, access coordination, travel and report preparation required. Include your mobilisation and report deadlines when requesting a quote so inspection and issue dates can be confirmed before appointment.

Inspection scope: The report records visible conditions in accessible agreed areas at the inspection date. Structural diagnosis, concealed-element assessment and certification require a separately qualified specialist scope.
