Why obtain a dilapidation report
Construction access, service works and vehicle movements may interface with footpaths, kerbs, roads, crossings and other public assets. An agreed baseline record identifies their visible condition before the activity begins. Asset-owner and project requirements determine the inspection boundaries, recording method and deliverable.

What we record
The inspection extent is defined by asset, address, plan reference or agreed route segment. We capture readable overview and closer photographs of visible conditions, with descriptions that allow each location to be identified. Plan references can support location records where available.
Planning access and inspection
Confirm public access, safe observation points, permits, escorts and any project-controlled areas. Traffic control or specialist access must be separately arranged and costed where required. Public occupation, safety and restricted access may affect inspection extent and timing; we agree these matters before appointment.

Inspection scope: The service visually records agreed accessible assets. It is not an engineering assessment of bridges, tunnels or infrastructure capacity, an underground-services investigation or an asset-management certification.
